ZBA approves special permit for contractor's yard at Industrial Way

Zoning Board of Appeals · Meeting of June 2, 2026

ROCKLAND — Zoning Board of Appeals unanimously approves outside storage special permit at 0 Industrial Way. Chair Robert C. Rosa III and all four board members voted to grant Raymond Delmonico's request to operate a contractor's yard storing heavy equipment, trailers, and vehicles on the industrial property, modeling the approved use after Delmonico's existing 2016 permit for 135 Industrial Way.

The board attached 12 conditions including a seven-foot fence, restricted Monday-Saturday operating hours, prohibition on dust, and stockpiling limits for construction materials, but rejected Delmonico's request to lease space to other contractors, finding such an arrangement risked converting the site into an unlicensed truck terminal. A continued hearing on a two-family conversion variance at 161 Central Street was rescheduled to July 21 at 8:00 p.m. after applicants Llewellyn and Elizabeth Wyman made only a verbal request to postpone.
